Lake of the Ozarks Real Estate Year-end Report Indicates Steady Market Growth in 2015

The odds are in favor of prospective home buyers and home owners in and around the Lake of the Ozarks market in Missouri – and the real estate market in general – this 2015, according to the Betty Ellerbroek Team, RE/MAX Lake of the Ozarks, property sale and purchase specialists.

The recently released real estate market reports as compiled by the Betty Ellerbroek Team indicated that overall, 2014 ended as a good solid year in terms of sales and volume. While there were areas that did not perform as well as they did in 2013 in the $500,000 to $1,000 sales range, residential waterfront sales in the $250,000 to $500,000 range as well as in the over $1,000,000 range outperformed the previous years.

In addition, inventory for 2014 was down from last quarter but not much difference from the same period in 2013. Sales are up from the same quarter in 2013 and the number of days on the market is down from 2014.

“Every year we have fluctuations like this, but overall number of transactions and volume slightly increased in 2014 over what was a great year in 2013,” the team noted, showing volume sales figures that were up by nearly $4 million from 2013 at $458,631,292 in 2014.

Taking into account the dominant real estate market trends, the Betty Ellerbroek Team reveals that mortgage rates can be expected to head up – particularly as the Federal Reserve has indicated it will increase the federal funds rate, which has an indirect but significant effect on mortgage rates. As credit will continue to be a major factor, new Federal Housing policies may loosen the standards, consequently opening up access to credit to would-be buyers to achieve homeownership.
